Construction is complete on 351 Marin Boulevard, a 38-story rental tower in the Powerhouse Arts District of Jersey City. Designed by HWKN and HLW Architects and developed by Kushner Real Estate Group (KRE) and Northwestern Mutual, the 406-foot-tall reinforced concrete structure yields 507 apartments in studio and one- and two-bedroom layouts. The Marketing Directors is the exclusive leasing agent for the property, which is located on a rectangular parcel bound by Marin Boulevard to the east, 1st Street to the north, Bay Street to the south, and low-rise buildings to the west.

Jersey City mayor Steven Fulop, principals from Kushner Real Estate Group, Northwestern Mutual, municipal officials, and other dignitaries attended a ribbon cutting ceremony on Thursday.

The last exterior component that was wrapping up in our November update was the assembly of a corner structure along the intersection of Marin Boulevard and Bay Street that houses a series of mini water fountains. Wooden seating and large concrete blocks surround the elevated garden beds, and an ADA-accessible ramp meanders up the 4,500-square-foot outdoor space toward the main doors of 351 Marin Boulevard. The building address is now boldly displayed in large lettering that is illuminated at night above the dark canopy.

Another logo for the building has been added to the inward sloping wall along the base of the tower, with the letter M and the number 351 mounted over gray diamond-shaped tiling facing Marin Boulevard. The subtle protrusion from the surface creates a nice shadow effect. This all sits under an inverted chamfered triangular face with a white banner announcing that leasing is still available.

Amenities include an eighth-floor amenity deck with a 24-hour fitness center, a full entertainment kitchen with seating area, a movie and screening room, a game room, a children’s playroom, and a landscaped terrace with a pool, lounge seating, fire pits, and barbecues. There is also a community garden and dog run found on the seventh floor, and a 37th-floor sky lounge comes with a landscaped outdoor patio with a tiered theater. Also on this level are interior co-working areas and banquette seating. The ground floor houses the Wattle Café, an Australian-inspired wellness health brand.

Homes are finished with wide plank hardwood flooring, in-unit washer and dryer, solar shades, steel appliances, and white quartz countertops.
